A key aspect of this development is the provision of land for recreational use know as SANG – Suitable Alternative Natural Greenspace, which is a requirement in a development of this nature.
The proposal, assocaited maps and graphics clearly show the SANG areas and go to great effort to demonstrate the generosity of the developers in providing this extra land.
However, the SANG Management Report that is available as part of the planning application states that these areas are only provided on a temporary basis until alternative sites can be found.
SANG Management Report Paragraph 1.21 states:
“It is the applicant’s intention, that both SANG areas will be temporary. Following the completion
of the Pitstone SANG (or other Natural England approved SANG provision) the larger northern
SANG area will be decommissioned and returned to agricultural use, and the smaller eastern
SANG area will remain as open space.”
There is a seperate plan to re-develop the former Pitstone Quarry site and if agreed by Natural England, it is suggested that this land could used as an alternative to the currently proposed SANG.

If the proposed SANG area(s) are returned to farmland, it is possible they could be used for future development into further housing.
